What's new?

This month I'm looking forward to celebrating love! I have a special date night planned for my husband and I and I also have a special night planned for my boys! I still love that they are young enough that I can be their Valentine. :-)

On a professional front, I can already feel the Massachusetts real estate market heating up! I am starting to see a lot of cash offers and limited contingencies. If you are thinking of buying or selling this year, we need to schedule a strategy call to start planning.

What's happening around town? MA will be welcoming February with a handful of local events and happenings. Keep reading for more information below!

This proven pricing strategy may surprise you.

Instead of aiming for the highest listing price, consider setting it slightly lower than the market suggests. Why? Because it can create a buzz around your property, drawing in multiple offers and creating a competitive atmosphere.

And here's the kicker: When buyers sense that they might miss out on a great deal, they often push the final sale price above the initial listing.

That means you could end up with more money in your pocket than you expected!

Not only does this strategy help you sell your property quickly, but it also helps you get the best possible price in the current market.

It's a bit counterintuitive, but it leverages buyer competition to your advantage.

The down Low on Down Payment Assistance

Saving for a down payment can feel like climbing a super steep hill. But did you know there are options out there to make it more like a gentle slope? Allow me to introduce you to Down Payment Assistance (DPA) programs.

What is down payment assistance?
These are aid options that help you with the cash you need for your home's down payment. They come in two forms: grants and loans.

Gifted money that never has to be repaid. Examples include: Iowa's FirstHome program ($2,500) or MaineHousing's First Home Loan Program ($5,000).

How to qualify?
Down payment assistance programs are typically offered at the state, county, or city level. I can help you find what's available in your area, work with participating lenders, and guide you through terms and eligibility requirements.
