What the news won’t tell you about the housing market

For sellers: In March 2024, U.S. home prices were up 4.8% compared to last year, selling for a median price of $420,321. While today's rates are high compared to pandemic times, lower inventory is still keeping sellers in the driver's seat in most markets.

For buyers: In the April meeting, the Fed decided not to introduce rate cuts, however, experts predict a 50% probability that come September 2024, they could be on the agenda. Until then, as home inventory increases we could see downward pressure on price, benefitting buyers.

Based on a recent survey from Frontdoor, here's a snapshot of the most desirable home features -room by room- in 2024.

Kitchen

Granite or quartz countertops, recessed lighting, walk in pantry, and a double oven for easy meal preparation.

Living Room

Hardwood floors, large windows, and an open floor plan for seamless living.

Primary Bedroom

A soaking tub, walk-in shower, double sink vanity and a walk-in closet.

Eco-Friendly Features

Smart lighting and thermostat, EV charging, solar panels, and a tankless water heater.

General Preferences

Natural light, en suite bathrooms, and storage, storage, storage

June Home Maintenance Checklist

  • Service your air conditioning unit to keep it running smoothly all summer long.

  • Take a close look at your fence. Fix any holes or loose nails; paint or stain if necessary to prevent weathering.

  • If mosquitoes are nuisances, hire a pest control company to spray your yard.

  • Check for leaky pipes or stagnant water around your home.

  • Check the sprinkler system for leaks or the lawn to identify spots that need some love.

  • Maintain your pool or spa by cleaning filters, testing water chemistry, and ensuring proper filtration.
