Welcome September - The first month of the fall season! This month we're celebrating back-to-school routines, the start of football and fall sports and the beginnings of *hopefully*nicer weather! I hope you've been well - I'm excited to share what's going on in our state and the local real estate market. What's new?

This month I'm looking forward to a trip to Scottsdale. Arizona with just my husband! No kids! This is the first time I've been away from my boys for more than 2 nights. Pray for me!

On a professional front, I'm starting to see the Massachusetts real estate market cool off a bit which is a GREAT thing! Fall/winter are my favorite times to help my clients buy/sell homes. I find it is way more peaceful and enjoyable!

What you need to know about seller concessions

42.9% of home sales in Q1 2023 involved sellers offering to help with closing costs significantly up from 25.5% the previous year.

That means if you're planning to sell (or buy) anytime soon, the topic of seller concessions is likely to come up.

When it comes to buying new construction, make sure to ask your builder these questions

Is there a lot premium?

Knowing whether there's an additional cost for premium lots can help you find the perfect location within your budget. Unaware buyers can easily fall in love with lots that significantly increase their costs.

What are the standard finishes?

Get familiar with the standard features and finishes included in the base price of the home. Then, you’ll be able to decide what upgrades are best based on your preferences and style.

 

Popular upgrades that may up the value of your home in 2023? Higher ceilings, added square footage (bump out a wall), and energy-efficient windows.

How flexible are you with customizations?

Every builder has their own level of flexibility when it comes to personalizing a home. While some may be open to significant structural changes, others might stick strictly to predetermined layouts with minor adjustments.

September Home Maintenance Checklist

  • Replace decaying or damaged trim around windows and doors.

  • Inspect attic for signs of rodents, bats, roaches, termites, and other pests.

  • Cull and purge any clothing, books & toys not used in the last 6 months.

  • Ensure gutters are clear and draining properly.

  • Inspect your outdoor lighting for any damage or malfunction.
